fa ارزیابی مالی و ارائه بوم کسب و کار پروژه بوم‌گردی در استان گیلان (مطالعه موردی: منطقه ماسال) Financial Evaluation and Business Canvas of the Ecotourism Project in the Guilan Province (The case: Masal County) کارآفرینی در کشاورزی کارآفرینی در کشاورزی كاربردي Applicable <div style="text-align: justify;">بوم گردی به عنوان یکی از شاخه های صنعت گردشگری تقریباً 27 درصد سفرهای بین المللی را در بر می گیرد و چنانچه به صورت مناسب مدیریت شود، می تواند به اشتغال محلی، فرصت های توسعه ی بومی و حفظ محیط طبیعی منجر گردد. هدف این طرح بررسی شاخص های مالی طرح ساخت و اجاره 2 سوییت سازه چوبی در مناطق جنگلی شهر ماسال می باشد. 8 سناریو با استفاده از نرخ بهره بازار (60 درصد)، نرخ بهره سود سپرده های سرمایه گذاری و اوراق مشارکت (15 درصد،  18 درصد، 19 درصد، 21 درصد) نرخ بهره اجتماعی (12/5 درصد، 2/7 درصد) و نرخ رجحان زمانی (38/2 درصد) و 3 سناریوی نرخ اشغال سوییت (60 درصد، 70 درصد و 80 درصد) طراحی شد. در این تحقیق شاخص های مالی ارزش حال خالص (NPV)، نرخ بازده داخلی (IRR)، شاخص سودآوری (PI)، فایده به هزینه (B/C)، دوره برگشت سرمایه (PBP) و نرخ بازده حسابداری (ARR) محاسبه و مورد ارزیابی قرار گرفت. نتایج نشان داد که در نرخ بهره 60 درصد در هیچ کدام از نرخ های اشغال و در نرخ بهره 15 درصد و 18 درصد در نرخ اشغال 60 درصد، طرح دارای توجیه اقتصادی نیست. در سایر نرخ های بهره در تمامی نرخ های اشغال، پروژه از لحاظ مالی دارای توجیه اقتصادی می باشد. کاهش نرخ بهره توسط بانک ها و سایر ارگان های مربوطه و همچنین برگزاری دوره های ترویجی در روستاها می تواند کمک شایان توجهی به رونق کسب وکار بوم گردی نماید. همچنین با معرفی طرح بوم گردی و نحوه ی راه اندازی آن در روستاها، می توان کارآفرینی نمود و اشتغال زایی در مناطق روستایی کمک خواهد شد.    </div> <div style="text-align: justify;">     Ecotourism as a branch of the tourism industry accounts for approximately 27 percent of international travel and, if properly managed, can lead to local employment, indigenous development opportunities and the preservation of the natural environment. The purpose of this project is to investigate the financial characteristics of the plan to build and rent 2 wooden structure suites in the forest areas of Masal. 8 Scenarios Using Market Interest Rate (60 percent), Interest Rate on Investment Deposits and Bonds (15 percent, 18 percent, 19 percent, 21percent) Social Discount Rate (5.12 percent, 7.2 percent) and time preference rate (2.38 percent) and 3 suite occupancy rate scenarios (60 percent, 70 percent and 80 percent) were designed. In this study, we computed net present value financial (NPV), internal rate of return (IRR), profitability index (PI), cost-benefit (B / C), payback period (PBP) and accounting return of rate (ARR) was evaluated. The results showed that at 60 percent interest rate at no occupation rate and at 15 percent and 18 percent interest rate at 60 percent occupancy rate, the plan had no economic justification. At other interest rates at all occupancy rates, the project is financially justified. Reducing interest rates by banks and other relevant bodies, as well as holding promotional courses in rural areas, can make a significant contribution to the prosperity of the ecotourism business.
